When you decide to put your home on the market, there are a myriad of choices, not the least of which is when to list. Believe it or not, there is a better time to list your home to get your house sold faster and at a higher asking price. If you’re looking for a quicker sale, historically, the end of spring through the beginning of summer is the best time to list. According to a study by Zillow, homes listed between mid-March through May traditionally sold the fastest (18.5 days on average) and often for a marginally higher asking price. Families with children want to finish out the school year in their current district before starting a new. More daylight doesn’t hurt allowing more opportunities to get people in the door.

The good news is, being that Florida is known for year-round great weather, houses tend to sell throughout the year. If it turns out your job relocation has you listing early in the year, don’t fret. Although, the statistics prove that homes historically sell faster and higher during the late spring, Weston has a stable influx of buyers year-round due to our A rated public schools and highly ranked Safe City awards. If later in the year is the time to make the move, keep in mind that the buyers who are looking to buy around the holidays are usually very serious. Many buyers must buy, and many sellers prefer to sell before the end of the year because of tax purposes. When you close on a mortgage and/or buy a house before the end of the year, you get to take the deductible taxes and fees off your gross income in that calendar year. You also get to deduct any mortgage interest you incur; certain real estate taxes and points are also deductible. Another perk of closing before year end is that you get to apply for Homestead property tax exemption for the following year.

There may be less showings later in the year, but generally the buyers who shop at the end of the year for a home are highly motivated and qualified.

Regardless of what time of year you choose to list your home, the best overall strategy to get your home sold is to prepare the home inside and out, make necessary repairs and improvements, make sure the house is up to code with permits and price it strategically. While there is no “magic day” to sell your home, putting your home on the market in late spring or early summer increases your chances of a quicker sale and a higher profit margin.
