Why November through New Years Eve is a GREAT time to be a BUYER & a SELLER
Lets talk about the latest update on the Weston/ West Broward real estate market for 2016:
Currently, there is a lack of inventory in single family homes with an anticipated rise in prices expected as quoted by the NAR (National Association of Realtors) Now may be the best time to List your property.
For the Seller: Yes, there are plenty of serious buyers out there too. With the election results in, the FED will be keeping the mortgage rates status quo for now, which is pretty appealing. The buyer's who are out and about looking at this time of year are READY TO BUY. Many sellers like to wait until after the holidays BUT why wait? The property shows well when decorated for the holidays, not only aesthically but they usually smell good too. The competition is light and there are presently many WILLING AND ABLE buyers ready to buy.
For the Buyers: Yes, the inventory is usually lower, so if a seller chooses to come to the market in this season, they are most likely ready to sell, not sit on the market at the "let's try it price" and the buyers who are looking to buy are usually VERY SERIOUS. The other homes that have been sitting, unsold are often OPEN TO OFFERS. Sometime they get more reasonable at year end.
Keep in mind, many buyers must buy and many sellers prefer to sell before the end of the year because of tax purposes. When you close on a mortgage and or buy a house before the end of the year you get to take the deductable taxes and fees off your gross income in that calendar year. You also get to deduct any mortgage interest you incur. This would include any points you pay to the lender. Another perk of closing before year end is that you get to APPLY FOR HOMESTEAD property tax exemption for the following year. There may be less showings, but generally the buyers who shop at the end of the year for a home are highly motivated and qualified.
There are many reasons to sell your property and to BUY during the Holiday season. Remember, SERIOUS Buyers who are READY WILLING AN ABLE are ALWAYS looking. They actually STALK the internet waiting for NEW INVENTORY to hit or they wait for the Price Repositions that often times happen in these holiday months. The Sellers who are on the market usually are READY TO SELL and are not playing games. Either way, it's a WIN WIN situation.
